MANAGEMENT   Property Management As of June 1, 2007 Lumsden Pointe has contracted with a new management company, Communities of America. COA is a member in good standing of the Community Association Institute, the national organization for homeowners associations.   Management Responsibilities: Keep and maintain financial books and records Prepare and render statements of income and expenses Prepare records for tax purposes Prepare and mail Membership meeting notices Prepare proposed operating budget Rules and Regulations:  will implement and enforce such Rules and Regulations as promulgated by the Association Bill and collect all assessments from members Prepare checks for all bills/invoices Inspect property on a weekly basis Receive and respond to inquiries from Association members Oversee the work of subcontractors of the Association Maintain a current list of owners and addresses Mail new owners a welcome packet including governing documents   Contact Info Forward all correspondence to: Communities of America Inc.
