| About Lumsden Pointe |
| The Lumsden Pointe is an upscale, “deed restricted” community of 218 homes located in Valrico, Florida. Our community was established in 2000 and developed by Transcend Development Corporation. Two builders were responsible for all of the homes within the community, Sunrise Homes, Inc. and Westfield Homes, Inc. The first homeowners took occupancy of their homes in July of 2001. |

| By virtue of our Covenants and Deed Restrictions all homeowners become members upon the purchase of a home in our community and are subject to all of the rules and deed restrictions established in our documents. There are no exceptions including for those who may be renting properties from Association members. The purpose of our deed restrictions is to ensure that our community is maintained to a set of standards contained in legal documents on file in the Clerk of the Court, Hillsborough County, Florida. |
| Chief among the duties of home ownership in our community includes is the responsibility for the timely payment of our annual association dues. The purpose of the dues is to ensure that the common areas of our community are maintained to the highest standards set forth in our deed restrictions, provide for a reserve fund to replace capital items at the end of their useful life, and provide new enhancements that the members of the association desire. |

Almost 80 years ago, Charlie W. Lumsden moved to Florida from Alabama . In
1942 he built a house at the end of a dirt road
near his 80-acre citrus grove. In 1947 Tampa
Electric Company was installing power lines for
Lumsden's irrigation system. Since the road had
no name, and Lumsden's was the only house on the
dirt road, the crew started referring to the
avenue as" Lumsden Rd." |

| Sixty years later a lot has changed although the
road name has remained the same. Brandon's population has
grown from a little over 100 people when Lumsden
first moved here in the 1920s to 77,895 in the
2000 census. The original Lumsden Rd. stretched from Mt. Carmel Rd. to Kings Ave. ;
now it takes travelers from east Brandon all the way to the
Crosstown Expressway, and of course it is now
paved. |
| The house that Lumsden built for his wife Thelma
and daughters Evelyn Clites, Frances Gunn and
Barbara Lovelace housed four generations of his
bloodline. In 2000, it was torn down to build a 218-home,
72-acre subdivision known to us now as Lumsden
Pointe. All that remains of the Lumsden
homestead is an old camphor tree that has seen
many decades of smiling children among its
branches. This
tree stands now in what is known as the Sand Park. |
| While we will always be thankful to Mr. Lumsden
for the contribution that he and his family made
to this area, we are proud to be residents of
Lumsden Pointe and will continue to work toward
ensuring that this community remains a beautiful
and integral part of the greater Valrico/ Brandon area. |
